The City of Surrey identifies Morgan Heights as the first neighbourhood planned within the broader Grandview Heights community. Morgan Heights has its own neighbourhood plan, housing mix and residential character, while Grandview Heights is the larger area surrounding it.
That overlap can make online searches confusing. A property may be described as Grandview Heights, Morgan Heights, Grandview Surrey or even Morgan Crossing depending on the listing platform and its precise location.
Rather than focusing only on the neighbourhood name, buyers should compare the individual property, street, housing type and distance to the amenities that matter most to their household.

Grandview Heights is one of South Surrey’s largest and fastest developed residential areas. It contains a broad mix of condominiums, townhomes, row homes and detached houses, giving buyers more variety than they may find in smaller surrounding neighbourhoods.
The community was planned as a comprehensively developed area, with residential neighbourhoods connected to shopping, recreation, schools and community services.

This concentration of amenities makes certain sections of Grandview Heights especially convenient for buyers who want groceries, restaurants, fitness facilities, services and shopping within a short drive—or, in some locations, within walking distance.
Morgan Heights at a Glance
Morgan Heights is a planned neighbourhood within the larger Grandview Heights area. The City’s Morgan Heights Neighbourhood Concept Plan includes a mixture of housing types, three neighbourhood parks and development centred around Southridge School.
Although the housing varies from street to street, parts of Morgan Heights can feel more established and residential than some of the newest sections farther east in Grandview Heights. Buyers will find townhome communities, detached houses and larger executive style residences, depending on the particular pocket.
Morgan Heights is also close to the shopping and dining around Morgan Crossing and Grandview Corners. This means residents can enjoy a more residential setting without being far from South Surrey’s major commercial centre.
The difference is often subtle: Grandview Heights generally describes the broader, more varied community, while Morgan Heights refers to a more specific neighbourhood within it.

Grandview Heights
Grandview Heights generally offers the widest selection of property types. A buyer may find:

Morgan Heights also includes different housing types, but certain sections are especially known for detached homes on attractive residential streets. Some properties offer larger floor plans, more traditional architecture, established landscaping and greater separation from busy commercial areas.
Townhome options are also available, including communities situated close to Morgan Crossing.
Buyers comparing the two areas may find that their decision is less about choosing one neighbourhood over the other and more about deciding between:

Grandview Heights may have an advantage for buyers prioritizing walkability, particularly in developments close to 24 Avenue, 160 Street and Morgan Crossing. Some residents can walk to restaurants, coffee shops, stores, fitness facilities and professional services.
Morgan Heights remains very convenient, but the experience depends heavily on the address. A townhouse near the commercial district may be highly walkable, while a detached home farther inside the neighbourhood may be better suited to a household that expects to drive for most errands.
When touring a property, consider testing the actual route to your most frequently visited destinations. A home that appears close to shopping on a map may be separated by a major road, limited pedestrian access or an indirect entrance.
Recreation and Outdoor Space
The Grandview Heights Aquatic Centre is a major recreational feature for the surrounding community. It includes swimming facilities and other aquatic amenities, making it useful for lessons, fitness and recreational swimming.
Both Grandview Heights and Morgan Heights also include neighbourhood parks, sidewalks and outdoor spaces, although their appearance and accessibility vary by development.
For some buyers, a private backyard will be the priority. Others may prefer a townhome with shared green space or a condo close to recreation without the maintenance responsibilities of a detached property.
When comparing homes, look beyond the nearest park shown on the map. Consider whether the walking route is comfortable, whether major streets must be crossed and whether the park’s facilities suit how your household expects to use it.
Schools and Catchments
Grandview Heights Secondary is located on 25 Avenue near the aquatic centre. In April 2026, the province announced funding for a 500 seat addition intended to provide more space as enrolment in the area continues to grow.
Morgan Heights is also home to Southridge School, an independent school around which the Morgan Heights neighbourhood plan was centred.
However, buyers should never assume a school assignment based solely on a neighbourhood name or real estate advertisement. Public school boundaries can vary from one side of a street to another and may change as the community develops.
Before purchasing, confirm the exact address through the Surrey School District’s official catchment locator and contact the school district regarding registration availability, programs and future boundary changes.
Traffic and Commuting
The two neighbourhoods are close enough that their regional commuting options are generally similar. Both provide access to Highway 99, 24 Avenue, 32 Avenue, 160 Street and Highway 15.
However, there can be a noticeable difference between living near the commercial centre and living farther inside a residential pocket.
A home close to shopping may provide better walkability but experience more traffic during busy periods. A home on a quieter interior street may feel more private but add time to daily errands.
Transit service should also be investigated by exact address. Buyers who rely on public transportation should use TransLink’s current trip planner rather than assuming that every section of Grandview Heights has the same service.

There is no universal winner in the Grandview Heights versus Morgan Heights comparison.
Grandview Heights typically provides greater housing variety, newer development and convenient access to South Surrey’s main shopping and recreational amenities. Morgan Heights may appeal to buyers looking for a more established residential setting while remaining close to the same conveniences.
